How to read a DSCR calculation
1.00x: qualifying rent equals the modeled PITIA. There is no modeled payment cushion before other property operating costs.
Above 1.00x: qualifying rent exceeds the modeled PITIA. A higher result generally indicates more debt-service coverage.
Below 1.00x: qualifying rent is below the modeled PITIA. Some lender programs may still consider the scenario with different leverage, pricing, reserves or other conditions.
The lender controls the accepted rent, interest structure, PITIA and minimum DSCR. Short-term-rental income, vacant-property market rent and lease documentation may be treated differently by different lenders.
